James Fallon - Co-Founder & CEO
From Boston Ma. Attended the University of Hawaii, and studied real estate economics. Obtained real estate license at age 19, and sucessfully created and launced first 2 corporations by the age of 21. With over 25 years experience now, in corporate formation, commercial real estate acquisitions, entitlements, and structuring joint ventures for development. Business development and government- business cooperation specialist, extensive project management. Proven expertise in policy analysis, public relations, and development finance.

Diversified Experience:
Mr. Fallon started his career in 1986 with the prestigious Obayashi Group Hawaii. He was a key member of a development team that Acquired 150 acres of sugar cane land on the West coast of Maui Hi, on the Kaanapali Beach golf course. The property was acquired from the Dole Pineapple Company. Over a 6 year period the project was fully entitled for a master planned golf course community, subdivided with 170 ¼ acre single family home lots. Built and sold 320 luxury condominiums. In 1990 Mr. Fallon was Co-founder of the Elite Properties Group, based in Honolulu. The company syndicated over $100,000,000 of Private Equity from its contacts in Japan. The capital was used to acquire luxury real estate on the islands. In 1991 the company opened a general real estate brokerage division, and recruited and managed an agent staff of more than 20. Because of its Equity contacts agents competed in the high end market that thrived in the islands. In 1992 the company added a Luxury vacation rental division. The division procured property management contracts for the most valuable oceanfront properties, and marketed to the travel agent industry in the U.S. and Japan.
In 1996 Fallon expanded to southern Ca. where he structured joint venture real estate acquisitions and entitlement projects. He worked with S&S development based on the central coast of Ca. He was responsible for land acquisitions, entitlements, and sales of planned unit high-density housing developments in Pismo Beach California, which totaled in excess of 100 individual units. In this capacity he procured the institutional acquisition capital and consumer mortgage loans. In 1999 became a partner of a boutique investment firm in Redwood City Ca. During this time he created a unique method of utilizing tax qualified retirement plans to raise private equity to buy Pre-Developed Land for its Entitlement program. Working with financial institutions like Fidelity Investments, Charles Schwab, and Pensco Trust as the custodians. In addition he is a subject matter expert in tax deferred 1031 exchanges. In 2001 Mr. Fallon Co founded INVISION DEVELOPMENT. The company has assembled a world class development team and has active projects across the U.S. and on four continents. Presently the company is focused on capitalizing on the current Real Estate market, and has created a very aggressive private equity syndication program, to acquire properties.
Kim Walters – Co-Founder, President & CFO
With 30 years interdisciplinary experience, Mr. Walters graduated from the University of California, Davis in 1979 with a Bachelor of Science in Urban Regional Planning. His land use experience includes developing General and Specific Plans for cities, site planning and review and updating General plans for California cities. Growing up in Dublin, CA in the 1960-70-80’s when there was intense and rapid urban growth in the area, Kim became active in Save Mt. Diablo, Danville, CA and Las Positas New Town, Livermore, CA. Both were progressive organizations for “Progressive Planned - Pro Growth”. This experience has molded a belief of positive-planned growth, based in economic, transportation, environmental and human needs.
Mr. Walters has completed real estate strategic planning projects, real estate portfolio strategies and planning to complete physical master and specific plans. He is skilled in obtaining entitlements for development projects by using a blend of applied geography, demographics and economics to provide decision making support for sustainable developments. Mr. Walters uses proven techniques in policy analysis and development finance to ensure project completion to its “highest and best use”, while promoting the needs of the community. Kim is well versed in utilizing methods of "Consolidated Buying Power" to raise private equity.
